Total Oversight SPS acts as the liaison between building owners, contractors, vendors, and residents to ensure every detail of your project is managed with intention and expertise.
We work with your retained professionals to define job specifications, build bidder lists, and oversee a sealed bidding process to preserve integrity and fairness. Proposals are reviewed in spreadsheet form for easy comparison and decision-making.
We review all contracts and requisitions to ensure alignment with project scope, budget, and work progress. Our oversight includes phasing plans, resident notifications, and coordination across all teams involved.
Weekly site visits and job meetings allow us to monitor safety, progress, and cleanliness. We provide written updates to the Board, flag deviations, and keep stakeholders informed in real time.
We manage all closeout activities, from punch list completion and signoffs to warranties, lien waivers, and regulatory documentation. A final project book is delivered to the Board, ensuring all approvals and guarantees are on file.
